1) State schools (Primary & Secondary)
2) Grammar schools for boys.
3) Commute to London for work (from / to station and time if known with fast train options)

1) State schools (Primary & Secondary)

Will suggest checking Ofsted site for the ratings on the primary schools. In the UK generally, all primary schools are decent which follows the standard national curriculum.

Some of the best areas in/around London for schooling are Redbridge, Sutton, Brent and schools in Kent. To find properties to rent or live near a best rated school you can use locrating.com

Here schools are inspected at the regular intervals and this can vary between 2 years to 5 years. An outstanding school can come down to average or good and vice-a-versa.

2) Grammar schools

Depends on if you are looking for a boy or a girl. Generally, each area has both. Some of the best grammar schools are again in Harrow, Reading, Langley, Redbridge, Sutton, Brent, Barnet, Essex, Kent (Orpington, Bromley, Dartford), Bexley Borough etc.

Areas such as Essex, Kent, Sutton has few choices to choose from for both boys & girls.

Redbridge has only one for each.

3) Commute to London for work.

All of the above-mentioned areas are well connected to central London (London Paddington, Liverpool Street station/London Bridge Station)

4) Community coaching

cultural centre with personality development in sports, tutions, music, dancing & arts.

Don’t think one area will provide all these facilities but most have one or more of these mentioned activities. Football/cricket coaching is available across the UK. There are a lot of Bollywood dancing clubs/schools which runs classes in all of these areas.

Small tip: If you/your spouse(partner) can teach English/Math – start your tuition centre and you will make a decent amount each month 😉

5) Low crime rate

It’s a myth as each area is safe and can be equally bad. Do check the Metropolitan police website for safe area list and check findahood.com and locrating.com and have a read of this article below

Sutton is part of this list and before you ask I don’t live in Sutton 🙂

6) Community support.

What kind of support you are looking for? If you are looking for our very helpful desi janta/temples etc. all of the above areas fit the criteria.

7) Greener environment near by.

Each area has parks and open spaces but there is a reason why Kent is known as the garden of England 🙂
